South Cape proposal outlines 749 homes near Leland

A Brunswick County planning notice describes 519 single-family homes and 230 townhomes on about 348 acres off River Road. The October 12 hearing does not alone prove the plan was approved.

BOLIVIA – A planned development near Leland is proposed to include 749 residential units on approximately 348 acres off River Road, according to an official Brunswick County planning notice.

Identified as South Cape, project PD-178 lists Bates Land and Timber as applicant and part of tax parcel 05900006 as the subject property. The stated unit mix is 519 single-family houses and 230 townhomes, which sum to the advertised 749 units.

Brunswick County's official public hearing notice graphic, as used with the South Cape planned-development notice.

The county scheduled a Planning Board public hearing on the proposal for October 12 at 4 p.m. The public notice establishes that the proposal entered the hearing process, not that the Planning Board or county commissioners approved construction. An official post-hearing decision record must be checked before claiming a favorable or unfavorable vote.

The notice reports an overall density of 2.38 dwellings per acre while also listing 749 units and approximately 348 acres. Those two published figures do not reconcile by simple division, which is why NC Coastline is not representing a precise project-wide density from the notice alone. Net developable acreage or another underlying calculation may explain the difference, and that has not yet been established.

For nearby residents, the questions that remain are where roads and entrances would connect, how stormwater and utility needs would be handled, which agency actions remain necessary and whether the unit count will change during review.

The next meaningful update would be the official action taken after the October 12 hearing and the complete submitted development plan. Until then, the 749-unit layout is a proposal, not an authorized building program.
